Terms & Conditions

We are very happy to have you as our guests, and we want you to enjoy your stay. That’s why we ask all our guests to follow these simple rules, so that we can help to ensure that everyone’s experience is a positive one. It’s all about making pleasant, happy memories of your vacation at The Ponds at Pine Bush, so that you’ll come back and visit us again!

  1. Check-In is at 3:00 PM. Check Out is at 10:00 AM.
  2. 50% deposit at time of reservation and the Payment in Full must be completed 10 days before Check In date.  The preferred payment method is Zelle.
  3. The cleaning fee depends on the apartment selected..
  4. Cancellation Policy is as follows: Full refund if guest cancels 48 hours after booking. 50% of the deposit will be refunded if guests cancel 8 days before check in date, otherwise no refund of the deposit will be returned. If a guest decides to leave early after check-in time, the nights not spent are not refunded.  If you need to cancel and cannot adhere to this policy, please let the owners know the reason. As fellow Christians, your honesty about the reason for the cancellation will be considered.
  5. No Pets of any kind are allowed.
  6. Absolutely No Smoking inside or outside the premises. (Naturally this is not a concern for Friends, however it may be a concern if they are traveling with a non-Witness family member who do not adhere to our Godly Principles.)
  7. Please consider all friends and fellow guests by respecting the quiet hours which are between 10:00 PM and 8:00 AM. Quiet Hours also apply if you are Checking In after 10:00 PM.
  8. Overnight friends who are not registered are not permitted.
  9. There is no parking space for trailers, u-hauls or RV’s.
  10. Friends are asked not to move, remove, or change furniture, pictures, wall hangings, or other room decoration without the consent of the owners.
  11. To avoid scratching the wood floors, friends are asked to please not roll suitcases on the wood floors. Please take them to the bedrooms. Owners also ask that friends please take off their shoes. There is a shoe tray in the rental unit.
  12. Please do not allow children to jump on the furniture, including the beds. This will avoid accidents and damage to the furniture.
  13. Renters must request permission to use the bonfire area. Renters must be responsible for providing their own firewood. Bonfire area must be left clean after use. Ashes must be placed in a designated bin.
  14. Large gatherings and use of communal areas must have the approval of landlord.
  15. Renters can make use of communal areas around the property if the privacy of other Renters is not affected.
  16. Locks may not be added or changed.
  17. Do not move, remove, or change furniture, pictures, wall hangings, or other room decor.
  18. Responsible for the care of all appliances in the apartment. These include heating/cooling units, microwave, stove, and refrigerator. You are responsible for the repair of appliances that have been used incorrectly.
  19. Lighted candles are a fire hazard. We request that they are not used in the apartment.
  20. Must adhere to the Septic Tank Policies in Addendum B.
  21. Renter will promptly notify the Landlord of any damage, or of any situation that may significantly interfere with the normal use of the Property or to any furnishings supplied by the Landlord. The Renter will not engage in any illegal trade or activity on or about the Property.  The Renter will comply with standards of health, sanitation, fire, housing, and safety as required by law. The Renter will use reasonable efforts to maintain the Property in such a condition as to prevent the accumulation of moisture and the growth of mold. The Renter will promptly notify the Landlord any moisture accumulation that occurs or of any visible evidence of mold discovered by the Renter.

Addendum A

The Landlord may charge the Renter for any of the following provisions:

  1. repair of walls due to plugs, large nails or holes in the walls, including the repainting of such damaged walls.
  2. repainting required to repair the results of any other improper use or excessive damage by the Renter.
  3. unplugging toilets, sinks and drains due to not following Septic Tank Polices (addendum B).
  4. replacing damaged or missing doors, windows, screens, mirrors or light fixtures.
  5. repairing cuts, burns, or damage to bathroom or kitchen counters and cabinets, and other areas.
  6. any other repairs or cleaning due to any damage beyond normal wear and tear.
  7. the cost of extermination where the Renter have brought or allowed insects into the Property.
  8. repairs and replacement required where windows are left open which have caused plumbing to freeze, or rain or water damage to floors or walls.
  9. any stains or damage caused by hair coloring, nail polish, acetone, or any other product.

The Landlord may charge the Renter for professional cleaning and repairs if the Renter has made any of the above changes. If the repairs or damages are more than the deposit amount, the Renter will be required to pay the additional costs of the repairs or damages.

The Property you are renting has a septic tank system. The following specific care is required to ensure the proper function of the septic tank system and avoid expensive repairs.

SEPTIC TANK ADDENDUM B

The following provisions are required to be followed.

  1. No Toilet paper should be flushed, please deposed in the waste basket.
  2. Items that are not to be flushed.

The following items must never be flushed down any toilet or disposed of down any drain line at the Property as they can kill the helpful bacteria in the septic tank, corrode drain line pipes and can clog the drain lines resulting in failure of the entire septic tank system: toilet paper that is not septic safe, paper towels, paper napkins, Kleenex or tissue paper, grease, coffee grounds, sand, pet and human hair, tampons, sanitary napkins, dental floss, food, prophylactics, toys, bottle caps, paint, corrosive chemicals (eg: bleach, cleaners, power laundry detergents), any kind of liquid or tablet cleaning chemical that is stored in the toilet tank (such as Clorox Tablets).

Dispose of grease in a container and deposit in the garbage. Grease can seriously clog up pipes and add to the scum levels in the septic system. Under no circumstances grease should be poured down the drain. Instead, pour it into a separate container and throw it away in the trash. Use a container you can seal so the grease does not spill.
